We learn about your transaction, review the purchase or sale agreement, conduct the necessary title searches, and identify any legal issues that need to be addressed before closing.

Coordinate & Complete

We prepare the required legal documents, coordinate with the lender, realtor and other lawyer, arrange the transfer of funds, and ensure all closing requirements are properly completed.

Step 3

Close & Finalise

We complete the registration and legal transfer of the property, confirm that the transaction has closed, and provide you with the final documentation for your records.

How early in the process should I contact a lawyer?

Earlier is always better. In real estate, consulting us before signing an agreement ensures crucial conditions protect your interests. In business transactions or estate planning, early legal counsel prevents costly structural issues, tax surprises, or disputes down the road.

How do you structure your legal fees?

We believe in full transparency with no hidden surprises. Standard matters—such as residential purchases, sales, refinances, standard incorporations, and core estate planning packages (Wills & Powers of Attorney)—are handled on a clear, flat-fee basis. For custom corporate agreements or complex transactions, we provide clear estimates and hourly rates upfront.

When buying or selling property, when should my lawyer review the agreement?

Ideally, before you sign. If an offer must be submitted quickly, ensure your realtor includes a standard lawyer approval condition. Once an agreement is signed, send it to our office immediately so we can begin title searches, review conditions, and coordinate with your lender.

What expenses make up “closing costs” in Ontario?

In addition to the purchase price, closing costs typically include Land Transfer Tax (and Toronto Municipal Land Transfer Tax where applicable), legal fees and disbursements, title insurance, and adjustments for property taxes or utilities. We provide a comprehensive closing statement prior to completion so you know your exact financial requirements.

What is title insurance and why is it necessary?

Title insurance protects both you and your mortgage lender against unforeseen title defects, municipal work orders, boundary discrepancies, and title fraud. Most institutional lenders require title insurance prior to funding, and it provides vital long-term protection for property owners.

What happens if I pass away without a Will in Ontario?

If you die without a Will (intestate), your estate is distributed strictly according to provincial statutory rules, which may not align with your personal wishes. Furthermore, the administration process becomes longer, more expensive, and places additional stress on your family during a difficult time.

What is the difference between a Will and a Power of Attorney?

A Will takes effect only after you pass away, detailing how your assets are distributed and appointing an executor to carry out your wishes.

A Power of Attorney is active during your lifetime if you become incapacitated or unable to manage your affairs. In Ontario, there are two distinct types: a Continuing Power of Attorney for Property (finances/real estate) and a Power of Attorney for Personal Care (healthcare/housing).

How often should I review my estate planning documents?

We recommend reviewing your Will and Powers of Attorney every 3 to 5 years, or immediately following major life changes—such as marriage, separation, the birth of a child, significant changes in financial assets, or changes regarding your named executors.
